NEW HOME CONSTRUCTION INSPECTIONS
New build inspections are undertaken in four to six stages. These phases assist the eventual home owner to ensure the build matches the plans, building codes and Australian Standards.
The vast majority of builders are dedicated to their trade and work hard to produce the highest quality homes for their customers. However, not all builders are equal and with so many tradespeople and contractors involved in the building process, there are times when significant and dangerous defects go undetected. Unfortunately for an unsuspecting home buyer, many of the major structural defects that can occur are not visible to the untrained eye and their problematic effects may not show up for years or even months after the keys have been handed over by the builder.
You can protect yourself if you are a new home builder by engaging an experienced and independant expert to inspect each stage of the construction process. Most new home owners realise that all the power is in the builders hands, as they simply do not have the required industry experience to know if the build is being completed in accordance with the plans, or even to Australian Standards. Our experienced inspectors will step in and be your eyes and ears as they go about working to ensure the builder complies with all relevant building codes and standards.

WHAT ARE THE INSPECTION STAGES?
FOUR CONSTRUCTION STAGES
This stage involves the inspection of the prepared floor area before the pouring of concrete commences. This foundational stage of the building process is crucial as any errors not detected here could have disastrous and expensive outcomes down the track.
- Beams and footings inspected
- Dimensions and excavation examined
- Steel placement and wire mesh assessed
- Moisture membranes inspected
- Termite protection barriers reviewed
The structural framework of the building is assessed at this stage to ensure it complies with the approved plans, building codes and Australian Standards. This inspection takes place after the frame has been has been granted approval from a building surveyor.
- Concrete slab assessment
- Door and window opening inspection
- Plumbing and drainage checks
- Wall, roof and truss frames inspection
- Inspect bracing and spacing of frames
This stage is aptly named “Lock Up” because all doors and windows have been installed and the structure is able to be secured. The finishing trades such as plumbing, painting, cabinets, tiling, and electrical have not been completed yet but plastering and ceilings have been installed.
- Brickwork Review
- Ceiling and cornice inspection
- Internal wall linings check
- External lock functionality
- Gutter and fascia assessments
- Roof inspection
The handover or practical completion stage takes place when all the trades have completed their tasks and fixtures are fitted. This inspection looks at the quality of the construction and finishing and looks for minor defects as well.
- Safety hazard checks
- Brickwork and cladding checks
- Door and door frame installation checks
- Windows and window frame installation checks
- Ceiling and wall finishes
- Tiles and joints quality inspection
- Cabinetry and timber work assessment
- Fixtures and fittings checks
- Overall construction quality assessed
EXTRA STAGES
Our building inspectors play a crucial role during the contract review stage of new homes being built in Australia. They are responsible for reviewing the building contract and ensuring that it complies with all relevant building codes, standards, and regulations. Our inspectors will check that the contract outlines the scope of work, materials to be used, and timelines for completion. This helps to minimise the risk of construction defects and ensure that the final product is a safe and quality living space.
This maintenance inspection is performed six months after a home owner has moved in and is an important step in ensuring the longevity and quality of a new home. This inspection helps to identify any defects or problems that may have gone unnoticed during the initial construction process or have developed over time. By catching these issues early, homeowners can ensure that their investment is protected and the value of their home is maintained. The inspector will check the structural elements, plumbing and electrical systems, windows and doors, heating and cooling systems, interior and exterior finishes, among other things, to make sure everything is functioning properly and in compliance with building codes and regulations.

A comprehensive building inspection can help to mitigate these risks by identifying potential problems and ensuring that the home is built to meet all necessary safety, structural, and quality standards.
FREQUENT QUESTIONS
The cost of construction stage building inspections can vary depending on several factors, including the size of the home, the complexity of the design, and the location of the property. With that in mind, we do our best to keep our construction stage inspection prices fixed, while also offering a discount when booking all four stages upfront. It is important to keep in mind that the cost of a building inspection is a small investment compared to the potential cost of repairs for major defects that may go unnoticed.
It is generally recommended to get all four construction stage inspections for a new home being built in Australia. Each of these inspections serves a unique purpose and helps to ensure that the home is being built to meet all necessary safety, structural, and quality standards. By obtaining all four inspections, the homeowner can have peace of mind knowing that their new home has been thoroughly inspected and is of high quality.
Homeowners are typically allowed to attend the construction stage inspections that are performed on their behalf. In fact, it is often encouraged as it provides the homeowner with an opportunity to see the progress of the construction and ask any questions they may have directly to the inspector. Attending the inspections also allows the homeowner to become more familiar with the construction process and identify any potential issues or concerns. By being present during the inspections, the homeowner can ensure that their investment is protected and that their new home is being built to meet their expectations.
