CONSTRUCTION INSPECTION SERVICES

Inspections during the construction phase can help builders with compliance, give comfort to new owners and even benefit surrounding properties.

Building a home should be a rewarding experience and generally things get off to a bright start with both the builder and their client being on good terms.  These relationships don’t always end that way and one way to avoid the building process falling into irreconcilable repair is to annoint an indpendent arbitrar who has a wealth of knowledge in the construction industry.  Our inspector can empower the future home owner by performing building inspections as the builder reaches each major milestone of the building process, or at the completion of the building process, or both.

While we also carry out specialist inspections, there are three common assessments that we conduct related to construction.  They are Construction Stage Inspections, Practical Completion Inspections (PCI) and Dilapidation Reports.  Staged inspections help satisfy home owners that their building project is being completed according to the approved plans and applicable Australian Standards.  A PCI is an inspection of a completed build before handover, while Dilapidation Reports document the state of a property before siteworks commence on nearby land or structures.

There are four staged inspections that directly relate to the construction process.  Some other inspections are offered outside of this and they inlclude Contract Reviews and Six Month Maintenance inspections.  You can find out more about staged inspections here.

Dilapidation means being in disrepair or falling into a state of decay.  So dilapidation reports are performed on a property prior to nearby site works commencing.  The report can then be referenced for comparision if a follow up inspection is required.

Practical Completion (Handover) Inspections and Dilapidation Reports are usually quoted as a fixed price.  Construction Stage Inspections have indiviual pricing for each stage as required but discounted pricing applies when four or more stages are booked in advance.

Home owners can make stages of their contract subject to an inspection.  For new builds, this is often inserted to align with when progress payments are required at the end of a construction stage, so work can be checked and approved before payment is made.
